Questbank taps Bekim Merdita to deepen broker ties as national expansion accelerates

Bekim Merdita spent over twenty years building a reputation as the kind of executive who could turn broker frustration into loyalty. His tenure as Executive Vice President at Rocket Mortgage Canada (formerly Edison Financial) was marked less by press releases than by returning phone calls and fixing processes that made submitting a file feel like a penalty. That track record is why Questbank hired him in August 2026 to run sales and marketing just as the lender tries to escape its regional roots and compete nationally.

Questbank is the banking arm of Questrade Financial Group, the online brokerage that built a following by charging less and automating faster than the incumbents. Part of Questrade's broader push into banking services, Questbank launched as a Schedule I bank in 2026, incorporating the lending heritage of Community Trust Company. The mortgage side operates in the alternative lending space, serving borrowers who can't clear the Office of the Superintendent of Financial Institutions stress test, a qualifier currently set at 200 basis points above the contract rate as of mid-August 2026. That cohort has grown. With residential mortgage debt growth running at 4.8% annually as of early 2026, and many households priced out of A-lending by tight policy, the alternative segment has quietly become a market share fight rather than a niche.

Merdita's role is to make Questbank the lender brokers call first when a client doesn't fit the Big Five's checklist. That requires something harder than marketing: trust. Alternative lenders live or die by broker relationships, and those relationships hinge on adjudication speed, clear communication, and not changing the rules mid-file. Rocket Mortgage's software gave brokers real-time updates and fast turnarounds. Questbank is signaling that it wants the same reputation.

Why broker loyalty is the constraint

The alternative lending market in Canada is crowded in a way it wasn't five years ago. Home Trust, Equitable Bank, and a growing roster of fintech-backed players all want the same borrowers. Product differentiation is minimal. Rates cluster within 25 basis points. The differentiator is execution. A broker who submits a file on Tuesday and hears nothing until Friday will route the next one somewhere else.

Merdita's appointment follows a broader shift in how Questbank positions itself. The bank wants to scale beyond Ontario, where its predecessor concentrated most of its activity, and capture share in Western Canada and the Maritimes. That ambition runs headlong into a constraint: brokers in those regions already have lender relationships. Convincing them to add Questbank to the rotation means outperforming on service, not undercutting on price.

The fintech-bank hybrid play

Questbank occupies an unusual category. It has the regulatory stability of a federally regulated lender and the technological ambition of a startup. [1]Questrade manages over $100 billion in total assets under administration. That scale gives Questbank capital to lend and software to build on. The question is whether it can move fast enough to matter.

The appointment also signals where the bank thinks growth will come from. New Canadians, professionals with strong equity but limited T4 income history, are a structural opportunity for alternative lenders. The Big Five over-scrutinize documentation. Questbank can approve faster if it builds the systems and the broker trust to see those files first.

Merdita's job is to handle sales and marketing execution. The vision is already clear: become the broker-first lender that scales nationally without sacrificing service. What's unclear is whether Questbank can build that reputation faster than the competition, or whether regulatory headwinds and market saturation will slow the ambition before it compounds.
